Everything went pretty well.... at least better than I figured they would.
For the most part, the house is A-Ok. The only "major" issues we'll have to deal with is 1) it needs a new water heater (or is it water softener??) and 2) the boiler system- it has hot water heating- will need about $700 in work before we use it this winter. I think that cost includes the cost to de-winterize it and get it back up and running, along with some "maintenance" things it needs.
Other than that, there was a small laundry list of little fix-me-up things that would improve things around the house...like putting in a few more vents in the roof/attic and the previous owners didn't insulate the basement walls when they put the (ugly) paneling up so before we can use it as a rec room we will rip down the paneling and redo the outer walls correctly (mind you, the basement isn't finished yet, so this is minor I guess). And before we use the fireplace he recommended us having a chimney dude inspect it. There were a few other things that he recommended "updating" but nothing that has to be done immediately.
So... we're on! Our mortgage guy is chomping at the bit to get things closed up, so we're just waiting on the house's realtor to kick the bank in the ass and get them to sign papers. Our realtor anticipated we'd be able to close in about 2-3 weeks. I'm hoping its closer to 2 weeks :)
I'm already overwhelmed with all the "work" and possibilities in this house. Mind you, it needs lots of cosmetic work.... holes in the walls patched (like, nail holes... not huge holes), lots of paint to freshen it up, wallpaper in a few of the rooms ripped down. And just a ton of cleaning. I can't wait to get in there and make that house ours! I'm hoping I can recruit a few of my girlfriends (anyone want to volunteer?) to help me one day (or maybe two?) to spackle the nail holes, sand and prime and paint the bedrooms and living room. And maybe begin to rip down some wallpaper? I'm picturing a "Margarita Work Day" HAHA!
I definitely have my work cut out for me, and unfortuately, I'm so anxious I just want to get it done all at once!

ReplyDeleteI'll gladly help rip down wallpaper and fill nail holes. ( I can't paint of course) But Jeff had his own painting company for a few years. He has ladders, paint buckets, really nice brushes, rollers and drop cloths. And he has a fast steady hand that can paint a few rooms in a day. We'd be more than willing to help, let me know and I'll get a sitter for Jocely :)

If I was near there, I'd so come help! I actually had a freakout when Patrick found out about his shoulder problem-long story short I was thinking worst case scenarios in my head and it resulted in us living back there so Patrick could finish up at SAU. HAHAHA. But... not going to happen. I can't wait to see pictures though!
